Is Renters Insurance Required:
Residents will need to obtain insurance by their move-in date with our partner ResidentInsure or through an insurance carrier of your choice. Please provide proof of insurance coverage with a minimum amount of $300,000* in your Resident Portal.<br/><br/>

Are There Income Requirements:
Income must be equal to TWO TIMES the amount of rent verified by the three most recent pay stubs or equivalent verifiable cash assets, Choice Housing Program AKA voucher program to deduct the amount of the voucher from the rent and then income qualify off the remaining portion of rent. Any bankruptcy must be discharged, and satisfactory credit reestablished for conventional lease only; any subsidized lease is not held to this requirement. Any applicant with less than three months at their job may be considered with additional requirements (i.e., qualified guarantor with income up to four month’s rent or a higher deposit). An applicant who is not employed would not meet the rental criteria and would not be approved, unless they have proof of monthly income equal to two times the amount in rent from other verifiable sources, such as investments, social security etc. An applicant who is transferring to the state with a new job will need to provide a signed offer letter that includes the annual salary. An applicant who received Approved with Conditions will require an additional deposit equal to one month’s rent, or a qualified guarantor (with a monthly income equal to four months rent). Any prior eviction or debt to another apartment community will most likely disqualify the application for conventional lease only; any subsidized lease is not held to this requirement.<br/><br/>* Certain federal subsidies will not be held to these requirements
Are There Fees for Service/Companion Animals:
Service/Companion Animals do not require a monthly pet fee, deposit or non-refundable pet fees but are required to abide by pet policies and must be registered with the office. Certification and doctor’s documentation may be required. Ask for details.
Is There A Holding Fee:
There is a $200 Holding Fee collected at time of Application.
In the event of a cancellation within 24 hours or a denied application, please allow up to 30 days for applicable monies to be returned. The $200 holding fee will be forfeited if a cancellation occurs after 24 hours.
What Happens After I Apply:
After submitting your application, additional information will be needed to verify your identity. You will receive an email with instructions on this process, which may include a single-use authentication code sent to your cell phone and/or a series of authentication questions. This process is time-sensitive and will need to be completed within 10 minutes of starting the process.<br/><br/>I or we authorize this property to obtain reports from any consumer or criminal record reporting agencies before, during, and after tenancy on matters relating to a lease by the above owner to me and to verify, by all available means, the information in this application, including criminal background information, income history and other information reported by employer(s) to any state employment security agency. Work history information may now be used only for this Rental Application. Authority to obtain work history information expires 365 days from the date of this Application.
